Booking Terms & Conditions


The minimum rental period is for a 3 nights stay. The number of persons (adults and children) must not exceed the number of sleeping places indicated in the web pages, except in case of infants (under 2 years old) provided that the Guest brings a travel cot and its relevant bed-linen otherwise we can supply a cot for a one-time fee of 30 euro. The substitution of persons during the rental period is forbidden unless previously agreed with Flat for Holiday. The Guest must not sub-let or assign the rental of the apartment, unless previously agreed by Flat for Holiday. Any change or the addition of extra people will automatically and without notice bring the contract to an end.


All the apartment Guests are responsible for securing their personal belongings including jewelry and other valuables, as well as the house, which includes locking all doors and windows while away. The Guest shall not engage in any activity or practice that is or may become a nuisance or annoyance to the occupants of adjoining properties, or that might invalidate any insurance policies effected on the property.

To guarantee the reservation we need a number of Credit Card , Visa or MasteCard, with expiry date and name of owner .

In case of availability we require a 25 % non refundable booking deposit to hold the property by Credit Card, Bank Transfer or PayPal.

Nothing of the 75 % will be charged, only in case of cancellation as Flat for Holiday cancellation policy:

From reservation to 30 days prior arrival: No Charge

From 29 days to 15 days prior arrival: 25 %

From 14 days to 08 days prior arrival: 50 %

From 7 days to no show: 100%


1) The booking Deposit is 25% of the Rent and is payable only by Credit Card by Bank Transfer or PayPal.

2) The Balance of the Rent can be paid by Credit Card or Cash.


Whether you arrive in Rome by aeroplane or train we strongly recommend that you book through us a Transfer with our trusted company, its price is 60 euro for a standard limo , 75 euro for mini-van . They will meet you at the airport  outside the custom area or at the meeting point of the train station with a sign with your name on and will bring you directly to the apartment where we will wait for you to arrange the check in. We cannot guarantee an early check in but when you arrive in Rome at anytime come immediately to the apartment, if it’s not ready we will store your luggage in a safe place until the check in time.

For the late check out , if the apartment is free our Guest can remain inside without any charge .


If you need to cancel the booking, a refund is subject to us being able to re-let the property. We do advise therefore to take travel insurance to cover this eventuality. Here is a list of companies that offer this form of insurance. Please note that this is provided for information purposes only. Flat for Holiday does not endorse these companies or have any form of affiliation. Here is a list of Companies Offering Insurance: Access America, Travelex, CSA, GlobalCare, TravelSafe.


All reservations require a Refundable Damage Deposit (stated on the Holiday Tenancy Agreement) due upon arrival (by cash only) to our Representative at the check-in. This fee will cover any accidental damage caused and the costs of laundering excess linen.

It is refundable upon departure less any deduction made for loss or damage caused by the clients that we will agree, or for any additional costs that were not included in the letting price.


Flat for Holiday will check the property at the check out and we do request that tenants are honest about any breakage they may have caused. If we see any damages after returning your deposit we will contact you regarding this outstanding charge.


If you require maid service, we can arrange this service for you. The price is Euro 15 per hour for a minimum of two hours visit.


There must be at least one individual over 20 years of age who will occupy the property during the entire stay or reservation must be signed and authorized by a parent or legal guardian who will share responsibility for all costs, damages, etc.


Furnishings of the homes are NOT to be moved or rearranged.


If case Guests have any problem during a stay he must notify Flat for Holiday and they will provide to a solution. Complaints notified only after vacating the property cannot be taken into consideration.


In case of complaints coming from neighbours or inhabitants of the apartment building due to noise or any other antisocial behavior, Flat for Holiday reserves the right to immediately cancel the reservation without refund of money paid, and the renter will be obligated to vacate the apartment immediately.


In the event of controversies arising from the booking and the letting, only the Roman Court can deal with the matter and only Italian law applies. By agreeing to or signing the Tenancy Agreement and by making the booking, this implies that Flat for Holiday General Conditions of Letting have been understood and have thereby been accepted without reserve and without exception.
